Roomersive for property managers

Turnover units photograph empty. Restyle the listing photo and send a 360° walkthrough so applicants can look around before a showing — without staging every vacancy.

Vacancies cost more than a sofa. They also photograph like storage units. Physical staging for a rental is rarely in the budget; a Matterport of every turnover is a joke. Applicants still decide from five photos on a phone. Roomersive restyles those photos and lets someone look around in the proposed room before they ask you to meet them at the lockbox.

What managers actually do with it

  1. Shoot the unit as-is at turnover (you need those photos for condition anyway). Restyle the living room and bedroom into a plausible rental furniture pack — Warm Minimalism, Contemporary, Scandinavian — so the listing is not a flash photo of scuffed corners only.
  2. Send the 360° link with the listing. Relocating tenants — a structural part of Washington, DC, Seattle, and university markets — apply from another city. A look-around beats a FaceTime of an empty box.
  3. Keep as-is photos in the file. Applicants should see current condition. The restyle is "how this unit lives," not "we already bought this furniture" unless you did.

Compliance and fair housing

A restyle is marketing. It cannot imply finishes or views the unit does not have. Digitally altered images should be labeled; see digitally altered listing image. Furniture in a restyle should not become a coded signal you would not put in the copy. The walkthrough does not change fair-housing duties.

When to skip it

If the unit is already leased furnished as shown, use real photos. If the problem is a leak, a missing appliance, or a layout that fails basic function, a pretty restyle is how you earn a bad review and a skip-out. Fix the unit; then restyle if the photos still undersell a good space.

What it will not do

  • Connected multi-room dollhouses for a 12-unit walk-through
  • Replace condition reports or move-in videos
  • Inventory furniture you do not own
