How capture actually works

Matterport's value is geometric: a tech walks the property with a specialized camera, and the software stitches those scans into a dollhouse, a floor plan, and a tour that moves between rooms. That is the right tool when the listing's current condition is the story — new construction, a luxury property, an already-staged home.

Roomersive starts from a photo you already took. The restyle keeps the layout, walls, and windows; furniture, materials, and color change to match a style. The walkthrough is generated from that restyled image, so a buyer can look around in 360° or walk the room with WASD — without a camera, a scan appointment, or a physical stager.

Cost on a listing that might sell in two weeks

A Matterport-style shoot is a per-property line item. On a fast-moving listing, $200–$400 plus scheduling can be more than the tour is worth. Roomersive's Studio plan is a monthly subscription aimed at agents who stage more than one listing: restyles, draft and HD walkthroughs, an MLS compliance kit, and white-label tour links.

When to choose Matterport

  • You need a connected tour of the whole house, not one room
