Matterport built the default 3D listing tour: a camera, a site visit, a dollhouse. Here is what the company sells, and where photo-based tours sit next to it.

Matterport is the company most people mean when they say "3D tour" on a real estate listing. Founded in 2011, public via a SPAC merger with Gores Holdings VI in July 2021, and now part of CoStar Group (deal announced April 2024, closed 28 February 2025), it sells a capture-to-publish pipeline: specialized cameras (and, more recently, some phone-based capture), cloud processing, a dollhouse view, floor plans, and an embeddable tour. The brand is strong enough that agents use "Matterport" as a generic, the way they once used "Xerox."

What they actually sell

The product is documentation. A technician or an agent walks the property, the software stitches a connected model, and the listing gets a tour a buyer can click through room by room. Adjacent products — floor plans, schematic views, some measurement tools — come from that same capture. The current interior is the content. There is no restyle step. If the living room is empty, the tour is an empty living room you can walk.

That is a feature when the house is already staged or newly built. It is a gap on the resale listing that needs to look lived-in by Friday.

Where Roomersive sits next to it

Roomersive is not a Matterport clone. It does not capture a whole-home dollhouse, and it does not replace a floor-plan SKU. It restyles a photo, then generates a 360° virtual tour of that room. The overlap is the word "tour." The jobs are different:

  • Matterport: document the property as it is, every room connected.
  • Roomersive: show a room as it could look, from a photo already on the phone, with optional MLS disclosure on the still.

Why the brand matters in this market

Because "Matterport" is the default, every cheaper or faster tour gets asked the same two questions: is there a camera, and can I walk between rooms? Honest answers keep photo-based tools out of a penalty box they would earn by overclaiming. Matterport earned the default by solving capture when phones could not. Phones can now restyle a room and generate a single-room world; they still cannot, in Roomersive's product, stitch a house. Both facts can be true at once.
